Of course all valuations depend on what people will pay, so in an under-supplied market like Mongolia's, prices are higher than they would be elsewhere. When valuing a property, the normal factors apply: location, age of the building, square footage, quality of construction and finishes, renovated or in need of renovation, security features, etc. For rental we would also consieder whether it is furnished, the quality of the furnishings, and the terms of the rental.
